an inadequate bookkeeping system. Sometimes it is because the books are kept up to date. It is not too unusual to find a contractor in serious financial difficulty without his having real knowledge of the weakness of his position. In the main, this sort of thing can be avoided if a contractor will have a certified public accountant, who knows the construction business, set up a proper accounting system and make periodic examinations and complete audit reports.
In recent years many young men, insufficiently trained, have undertaken to perform contracts far beyond their capacity to finance and without sufficiently trained personnel. Some of these men were good foremen and had been successful in handling some contracts. But tempted by the profit possibilities, they bid on undertakings that were beyond their capabilities both from the standpoint of experience and money.
Other causes of contractors getting into trouble include:
Unforeseen price rises.
Abnormal labor costs.
Death or disability of key men in the contractor's organization, or the contractor himself.
Fire or other loss not adequately covered by insurance.
Weather or sub-surface conditions which increase the cost but not the contract price.
Sudden restriction or withdrawal of credit.
Unavailability of materials.
Failure of subcontractors.
Speculation.
Dishonesty on the part of the contractor's employees.
Strikes.
Matrimonial problems.
