Loadbearing Gains Strength in Canada

"Low cost" and "earlier completion" are the key words used by R. L. Kaizer, President of Raymond L. Kaizer, Ltd., in a report to the International Masonry Institute (IMI). His firm recently built the first two high-rise load-bearing masonry wall apartment buildings in Eastern Canada. Both were designed by Architects G. A. Lambros & Associates with W. G. Campbell Eng., Ltd., as Structural Engineers.

The 11-story Clayton Park Tower and 13-story Forrest Green were constructed by masonry craftsmen of BM&PIU Local 1 of Halifax, Nova Scotia. Using masonry by L. E. Shaw Ltd., they worked with Mason Contractor Wallace & Carey on the 93,500 sq. ft. Clayton Park Tower and Rome Masonry, Ltd., on the 169,000 sq. ft. Forrest Green.

"What do I mean by low cost?" asks Mr. Kaizer. "Well it's simple-we put our walls to work! We have to have walls in an apartment building, so we make them structural and eliminate the need for a reinforced concrete frame. This is efficient and, therefore, saves money.

"What do I mean by earlier completion?" asks Mr. Kaizer. "We complete a floor a week, which is good in any man's language, but look what we get the floor-all our major partitions our stairwells-our elevator shaft-and our back-up walls on the exterior. In reinforced concrete frame, you only get the columns and floors. This means that the engineered loadbearing system gives you more finished building per floor than other systems and this means earlier completion. Another bonus is that we get our electrical conduit boxes, etc., installed in the walls as they are built so that when we reach the top, we have our electrical system nearly completed. And don't forget the advantage of being able to start other trades on the lower floors a lot sooner because you have an enclosed area to work in. This means earlier completion," Mr. Kaizer explained.

Other advantages of the loadbearing masonry system are the fireproof, soundproof and relatively maintenance-free qualities. Putting these advantages into economic terms, Mr. Kaizer says, "This means better living for the tenants and less vacancies for the owner."
