Heating/Cooling Equipment Important

In Energy-Saving Building Design

The hottest item in the home building market today is the energy-efficient house. But builders who concentrate on making the building envelope efficient are missing an important marketing tool that can help sell their homes.

The missing ingredient is efficient heating and cooling equipment, according to a leading Washington contractor. "If a builder emphasizes the envelope, he can kill his energy story by installing an inefficient heating-cooling system," says Barney Menditch, president of General Heating Engineering Co., Washington, D.C. "In today's market, the builder must convince the owner he can afford the house. If the builder can show the owner how he can get the cost of utilities down with a more efficient air conditioner or heat pump, then he has created a strong sales message." Given a choice, Menditch asserts, homeowners will opt for more efficient equipment, even if it means spending extra money. Based on the company's success with energy-efficient equipment in its retail sales operation, General Heating is now working out plans to offer optional high-EER equipment through builders in the area.

To help builders determine the best option in energy-efficient equipment, the company offers a computer service that estimates operating costs, the energy savings compared to other fuels, and the payoff time for the savings to balance the cost of the unit. The company's computer terminal will also be used to compare the energy and cost savings that can be obtained from equipment with a higher energy efficiency rating.
