The first, the North Wing, they signed up Wrenn Construction Corporation, Nashua. New Hampshire, to gut the 121,000 square-foot wing and ready it for light industry.

The Sundial Center was built in 1912. It's a three-winged building erected around an open space that was to become a parking lot. The exterior of each wing is five stories high, while the courtyard facade is four stories. In its earliest years, Sundial housed the gear for a shoe factory. This operation closed in 1950. Later, equipment for a plastic molding plant was moved in-and abandoned.

"Unfortunately," recalled Bob Passalacqua, project engineer for Wrenn, "Our phase began in November of '89, which meant horrendous, minus twenty-five degree winter temperatures and forty-five mph winds. Believe it or not, we spent thousands for gasoline just to feed the heaters and maintain the sixty degree working atmosphere.

"I felt sorry for subcontractor, Associated Concrete Coatings of Manchester, New Hampshire, who had to restore the freezing exterior walls. It was 'chilly,' even with the heaters and the ninety-foot-long, non-rip. high-density sheets we put up between 'drops' to enclose the scaffolds.

"But Associated's president, Moe Morin, was very thorough," continued Passalacqua. "And was most specific to his masonry super, Don Boisvert, about chipping back the concrete and brick and sandblasting the exposed rebars."

Once the substrate was prepared, Associated's team began the surface restoration with a three-tiered repair system from Conproco Coatings of Hooksett, New Hampshire. "To neutralize possible contaminants and stabilize the surface," reported Don Boisvert, "We sprayed on a water-based restorative that firmed up the aged surface and boosted its compressive strength.

"Following a twelve hour 'let-it-cure' time, we trowelled on six-inch layers of high strength, polymer-modified patching cement. Where shaving was necessary, we only had to wait for a thirty minute cure before profiling.

"To top off the masonry work," continued Boisvert. "We used an acrylic-polymer elastomeric coating for waterproofing. With the weather ranges we ran into here, surfaces need a material to retain its flexibility at low temperatures, especially through freeze/thaw cycles. We brushed the coating into the brick, using a 132 inch nap roller to apply it in two coats over the surface. That gave us a continuous, pinhole-free, but breathable, finish to resist ultraviolet, mildew and chemical attack."

The beauty, the commercial magnetism and the prime location of the revitalized Sundial within full view of the Interstate did its job-and new clients began to line up.

One prospective tenant, Hesser College, didn't rent. It bought the entire South Wing for classrooms for its day and night students, for labs, a gym and a 300-person dorm. Hutter Construction, New Ipswich, New Hampshire, was brought in as general contractors and, as subcontractor, Turcotte Restoration and Waterproofing from Hudson, New Hampshire-father, two sons and nine workers-to restore the exterior walls.

When it came time to restore the final, East Wing that connected the North and South sections, the owners selected H. J. Stabile and Sons Construction, Nashua, New Hampshire, as the general contractor. And, to capitalize on their recent, successful experience on the South Wing. Turcotte Restoration was again awarded the contract for the restoration of the exterior walls.

"That the appearance of the 'new' Sundial Center is a winner is obvious in my estimation," said Rick Turcotte, president of Turcotte Restoration (now known as A.A.T. Construction). "Sure, renovation's a deliberate operation, but careful product selection, close contact with manufacturers' tech reps and 'follow-the-rules' application of the products works. I know. We've been subs on two of the three external rehabs on Sundial, so with planning like this. even an octogenarian like the Sundial can regain and, more importantly, retain its commercial appeal to the business community."

Today, in addition to Hesser College, owner of the South Wing, tenants include Bank One, FDIC, Laureate Realty and computer specialists Summa Four.
